Stans with a sea view for 45 thousand euros: the cheapest properties.
Crna Gora continues to be one of the most popular tourist destinations for residents of Serbia, as well as for wealthier tourists such as Russians, Ukrainians and Turks. The interest in this country especially increased during the pandemic and still hasn't waned. Due to the high prices of rentals and trips, more and more people are considering having their own place on the coast. For many people, the prices are excessive, because for the same money you can buy an apartment in Belgrade, but it is not impossible to find good accommodation at more "modest" prices.
Gazeta Blitz has researched the current offer in Budva, Becici, Herceg Novi, Bar.... and we present a detailed overview of apartment prices in Montenegro.
The cheapest real estate is in Bar, where apartments near the sea can be found from 1,000 euros per square meter, and the most expensive in Becici and Budva, where prices range from 2,000 to 3,000 euros. The price per square meter in Budva has been one of the highest in Montenegro for several years. Compared to other resorts, the prices for food and services, as well as for accommodation, also differ significantly here.
A 38 square meter studio apartment with terrace, located 15 minutes walk from the sea, is sold for 85,000 euros, that is 2,230 euros per square meter. The price includes furniture, as well as a space with a seating area and a barbecue. Although the area is small, an apartment of 32 square meters in Rafailovici is sold for 95,000 euros. The property is located in a new building in the first line from the sea. What may be very attractive to the buyer is that the apartment is fully furnished and the price includes a parking space for a yacht or boat.
The price per square meter in Becici is 2,800 euros per square meter for 40 square meters. The fact is that Becici is one of the favorite destinations for our tourists, as well as for foreigners. Prices for square meters here have been higher than in other places in Montenegro for several years, and practice shows that this is still the case. An apartment of 50 square meters in Becici, 700 meters from the sea, is sold for 140,000 euros, which is 2,800 euros per square meter. As stated in the ad, the apartment is equipped with Italian furniture, built-in closets, electric blinds and is sold with all appliances and furniture. The price also includes a parking space in the underground garage.
For a slightly smaller apartment of 45 square meters located 300 meters from the beach, the owner is asking 152,000 euros, which is 3,300 euros per square meter.
The price per square meter in Herceg Novi is almost 100,000 euros for 35 square meters. A new apartment of 35 square meters in Herceg Novi on the beachfront is sold for 99,500 euros, which is 2,840 euros per square meter. As the owner indicated in the ad, the property is in the best location of Igalo, just 100 meters from the beach. It has a terrace and the price includes new furniture. A slightly larger apartment, 45 square meters, is for sale at a price of 125,000 euros, which is 2,780 euros per square meter. The property has two terraces and is only a four-minute walk from the sea.
The fact is that larger apartments are more affordable, so, for example, 70 square meters at this location are valued at 155,000 euros, that is 2,060 euros per square meter. The advertisement states that the property is fully renovated and requires no investments and is close to the sea.
The price per square meter in Bar is the lowest. The price per square meter in Bar depends on the location of the apartment, whether it is near the sea or not, and whether it is a new building. The price per square meter starts from 1,000 euros and above. This is the price of a 45 square meter apartment with a total price of 45,000 euros. The apartment overlooks the sea in Dobrye Vody and is a 10 minute walk from the sea.
Some of the more modern and newly built properties near the sea, however, are in line with the price trend in other Montenegrin resorts, where prices mostly exceed 2,000 euros per square meter. For example, a 27 square meter apartment located 200 meters from the sea in a new building is currently selling for 75,750 euros, which is almost 2,800 euros per square meter. In the same location, a large residential property of 53 square meters is for sale at a price of 131,300 euros, which is 2,480 euros per square meter.
Prices for building materials started to decrease at the end of last year, but apartment prices did not fully correspond to this decrease. The situation is changing in Montenegro and real estate prices are decreasing.
