The cost of a studio apartment in Montenegro
While global markets have begun to cool and prices are falling in the most developed EU countries such as Germany, neighbors are experiencing the opposite trend. Coastal towns such as Budva, Herceg Novi, Tivat are still the most expensive markets. It is difficult to find a square meter below 2,000 euros, and this is the current offer. Last year, the price per square meter increased by an average of 40 percent. Since then, prices have remained stable. Prices for square meters of apartments and apartments in Podgorica today range from 1,600 to 2,000 euros. On the coast, prices have increased significantly and it is impossible to find a 35 square meter studio for less than 100,000 euros. Budva
Budva is considered one of the most expensive cities in Montenegro, as far as real estate prices are concerned. Compared to the average level, real estate prices in Budva and neighboring villages are quite high. Thus, a one-room apartment with an area of 34 square meters near Slovenski beach costs 107 000 euros. A slightly larger apartment with an area of 46 square meters, also in Budva, in the city center, is sold at a price of 121,000 euros. A larger but luxurious apartment of 55 square meters with a terrace and sea view, located about 1 kilometer from the coast, is sold for 143,000 euros. The price of one bedroom and larger apartments varies depending on the year of construction and location. The price exceeds 200,000 euros, but''luxury apartments on the coast itself can reach 990,000 euros and even more.
According to the offer, although Becici is very close to Budva, the fact is that there you can find square meters at a better price.
A one-room apartment of 44 square meters in a new building with open sea view is sold for 100,000 euros. For a slightly larger area of 47 square meters is asking 112,000 euros, while an apartment of 55 square meters is currently on sale for 140,000 euros. The offer is varied in terms of area and the price mainly varies depending on the type of property, so a studio apartment at this location costs more than a one-bedroom apartment and sells for 108,000 euros.

Besides Budva, Tivat is one of the most expensive cities in Montenegro. Prices are consistently above average and often rising. A studio apartment in a new building less than a 2-minute walk from the sea costs 155,000 euros. A 40 square meter garçonnière on this location can be found at a better price, for 120,000 euros. Even more affordable can be a studio of 18 square meters located in''building with swimming pool and sold at a price of 70,000 euros. A one-bedroom apartment near the beach, 64 square meters but with a garage, sells for 221,000 euros. Larger and more luxurious apartments in Tivtu exceed this figure.
How to buyreal estate? As far as the buying process is concerned, you will first need a passport to purchase real estate in Montenegro. Agencies recommend, despite the assistance they provide, to hire a licensed lawyer to conduct a detailed check of the documentation. After signing the sale and purchase agreement, you need to register as the new owner of the property.
