The cost of luxury cottages, villas and country houses in Italy - how much are they worth?

In the face of rising rental prices, rising mortgage rates and inflation, there is a part of Italy that is looking for prestigious, comfortable and secluded accommodation without considering the costs. We are talking about the luxury real estate market, which continues to grow steadily. This is evidenced by the data contained in the Luxforsale 2023 report, a specialized real estate portal, thanks to which it is possible to get an accurate picture of the types of luxury properties sought, the most popular locations and the interested parties involved in transactions in which the rule is "confidential negotiations".
The data relates to 3,317 properties searched for and sold between May 2022 and September 2023 at an average price of 1.6''which has always been a popular vacation destination, does not make it into the top five places in the ranking (also noting the decline in demand for real estate).
Leaders by city
The most offered regions where luxury homes are sold are Molise and Basilicata, each with five properties, and the Aosta Valley with 14 properties. Analyzing the situation in the cities, it is not surprising thatMilan andRome are the cities with the highest number of luxury apartments for sale, with 121 and 83 respectively. But when it comes to luxury, it is not always the capital of the region that outperforms other cities or towns. This is the case in Campania, where Naples comes after Caserta and Salerno, or in Emilia-Romagna, where Ravenna and Rimini lead the way. Or to Piedmont, where Asti is ahead''Turin and has 14 apartments. Here, too, there are plenty of surprises: among the unexpected cities are Monza with 50 luxury properties and Olbia with 39, ranking third and fourth in the absolute ranking.
Average price and availability
The average price is 1,616,015.15 euros, taking into account that the luxury market starts at 500 thousand euros and 82 properties have a value well above 10 million euros. Molise is the region with the highest average price, but a separate remark must be made here: as only a few properties have been sold, the calculation base is very small.

Preferences by property type
The type of luxury real estate that is most sought after in Italy. Luxforsale studied 11 main property types: villas, country houses, palaces, apartments, commercial properties, castles, penthouses, offices, lofts, land and commercial operations. The most popular are villas, which gathered 44.22% of preferences due to greater independence and privacy, in second place with the same figures''stand apartments and country houses with 17.75% of requests. The least demanded are land plots and lofts, which have almost zero preferences, even below the requests for commercial operations, commercial real estate and offices. The table below shows the numbers of properties by type and the percentage of preferences.

- Commercial''attracting Italian luxury. Meanwhile, Balkan countries, mainly Albania, have gained a foothold in Italy in recent months.
