The proposed final eight-lot subdivision, originally known as Deer Hills, would be located on Deer Hill St. and would be located on Deer Hill St. Sidara St. Lincoln. "We have some modified findings; I think we have some considered conditions that will help ensure a favorable development," Planning Commission Chairman Gary Trendel said before the vote, which was unanimous.

The changes presented by the developer included adjustments to the emergency road plan and water runoff management plan, as well as a sign warning drivers of a new road to be built on the north side of St. Paul Street. John's St. Lincoln with a new road but will be inaccessible to non-emergency vehicles - and about what the city will do if the homeowners association can't fulfill the terms of the contract. Applicant Courtney Derderian said her attorney informed her that the city would be able to take legal action against the HOA if this were to happen. Principal Planner John Gelcich suggested that it be put in writing that the HOA is responsible for maintaining the road indefinitely.

The committee approved several assumptions, including allowing the new road to fall a few feet short of the required 125 feet from the other road (in this case, St. Paul Street). Wedgwood). Markedant explained that this adjustment allows for a smooth transition for the sidewalk, which he said also makes it safer for drivers. This permit was approved by a ratio of 5-2.

Another approval was to allow steeper slopes around the reservoirs because the applicants explained that there is limited space between the back yards of the lots and the land reserved for open space. This resolution was also approved by a 5-2 ratio.
