Vinci Immobilier Hauts-de-France, a leading real estate company, aims to enhance its activities in the field of ecology by setting ambitious goals for artificial land development.

As part of the new criteria committee, the following changes have been introduced: a rejection of private houses, small residential complexes, and warehouses, which often occupy large areas of agricultural land.

In the Hauts-de-France region, Vinci Immobilier has a turnover of 73.2 million euros and employs 30 staff in Lille and Amiens. Its main activities in 2022 are focused on the commercial sector, including 4,550 square meters of office space, 760 residential units, and 640 square meters of retail space currently under construction.

Under the influence of the Climate and Sustainability Act, the company is now aiming to achieve zero artificial land development 20 years ahead of schedule. "We aim for 70% of our turnover to come from urban recycling," explains Olivier Tetu, Deputy CEO for Residential Real Estate and the North-Eastern Regions of Normandy.

The region has many abandoned lands linked to its industrial past, and low-income residents of Lille always struggle to access land at high prices. An emblematic example is the redevelopment of the former headquarters of the European Metropolis of Lille. Together with BNP Paribas Real Estate, Vinci Immobilier acquired this coveted 3-hectare site.

"The program includes 67,000 square meters of office space, 280 residential units, 2,000 square meters of services and retail space, as well as 8,000 square meters of landscaped areas. Currently, 80% of the site is occupied by concrete, and we plan to carry out about 15% renaturalization," says Philippe Clément, the regional director of Hauts-de-France, who recently opened Afi-Esca offices in Lille on a former railway site.

In addition to Lille, the Opal Coast and Picardy remain attractive areas. Amiens is also noteworthy, where the company is implementing a mixed-use project (offices, housing, a hotel, and retail spaces) covering 60,000 square meters in the ZAC Gare la Vallée area.

All these operations need to be carried out in a complex environment, from lending conditions to material shortages. "We need to be flexible in the face of an escalating situation. Housing is under significant strain, but the demand exists, and construction provides indispensable jobs," asserts Philippe Clément.
