You may not have to pay property tax if you are EYT residents.
In Turkey, the law "Amending the Social Insurance and General Compulsory Health Insurance Law and Cabinet Decision No. 375" was passed. According to this law, employees who have expired insurance contributions but who must also reach a certain age to receive a pension were granted the right to a pension, thus opening the path to retirement for approximately 2.5 million people.
In the context of the real estate tax law, we want to mention when pensioners are exempted from paying real estate tax in the months of May and November. Pensioners are exempt from paying real estate tax if their only dwelling within the territory''Turkey does not exceed 200 square meters and is their property, that is, they have the right to use (including shared ownership) the dwelling, and if the dwelling is used for recreation during certain periods of time. Property tax is not levied in these circumstances and is called a zero-rate tax.
In addition to retirees, the following people will pay a reduced property tax:
- Persons whose only dwelling within Turkey does not exceed 200 square meters or who have the right to use the only dwelling, except those who have an obligation to maintain their persons under the age of 18 and who do not have any income.
- Persons receiving only a pension, allowance'. 'Survivors' benefit, parental bereavement benefit or disability benefit from a social insurance institution.
- Veterans.
- Widows and orphans of deceased military personnel.
If EYTs continue to work, they must pay the full estate tax.

Pensioners who rent out their only home but live in rented housing themselves can take advantage of the reduced property tax rate. Those who live rent-free with others,''cannot get a reduced building tax rate because of the rental housing they rent out.
If both spouses own real estate, and one spouse lives in the dwelling and the other spouse does not rent it out or receive income from it, the property tax should be reduced (to zero) for both residences.
To receive the reduced tax rate, a written application explaining the pensioner's situation must be completed and signed and submitted to the relevant municipalities. Retirees who retire during the year will pay the reduced property tax from the beginning of the following year. EYTs who meet the conditions will pay a reduced property tax (with a zero rate) from the beginning of the following year.
