- Rental housing in Spain: where is the highest demand?
Research by specialists from the real estate portal fotocasa.es
Experts conducted a study of buyers' interests and found that the cities of Barcelona and Madrid are the most popular neighborhoods for housing.
Exquisite neighborhoods for living
In the heart of Barcelona, in Eixample, you can purchase a luxurious penthouse for €1,796,000 or stylish apartments with a guaranteed income of 4%. If you prefer cozier spaces, a new two-bedroom apartment in Les Corts is available for €320,000. It's important to pay attention to modern residential complexes with pools and terraces.
Preference for central areas
Most buyers prefer to live in central areas with developed infrastructure, even despite the high prices. For example, in the Sarrià-Sant Gervasi district (Barcelona), the price per square meter reaches €4,509, reflecting the desire for comfort and status. However, there are also resort areas, such as Valencia, where property prices are significantly lower - around €1,291/m².
Search query leaders
Madrid and Valencia became the leaders in the number of search queries on fotocasa.es from 2014 to 2015, indicating a growing interest in real estate in these regions. Attractive prices and diverse opportunities make these places desirable for living and investment.
In recent years, the number of people looking for rental housing in various areas of Spain has significantly increased. The growth is particularly noticeable in the cities of Madrid and Valencia. In Madrid, there is a strong interest in renting housing in the neighborhoods of Carabanchel, Fuencarral, Barajas, Ciudad Lineal, Tetuán, and Moratalaz, as well as in Valencia's La Saïdia.
In 2014, the highest increase in rental housing requests in Madrid was in the districts of Vicálvaro and Puente de Vallecas, where the number of requests grew by 2.8 and 2.7 times, respectively. In Valencia, the districts of Faitanar, Benifaraig, Poblenou, Perellonet, and Patraix are popular among renters.
This surge in interest in rental housing may be related to the fact that the Spanish economy has started to grow over the past few years. Many people want to move to more comfortable and convenient housing to improve their living conditions. In any case, the choice of neighborhood for renting a home always depends on the individual needs and preferences of the potential tenant, so it's worth carefully studying the offers on the market.
Conclusion:
A study of real estate preferences in Spain, conducted by specialists from the portal fotocasa.es, revealed interesting trends. The Eixample district in Barcelona emerged as the most popular among buyers of residential properties. Real estate in the central areas of major Spanish cities is in high demand, despite the high prices. According to the study, interest in properties in the Madrid and Valencia areas has significantly increased over the past year. Additionally, there has also been a rise in demand for rental housing in various neighborhoods, indicating a constant dynamism in the real estate market in Spain.
Taking into account these factors, we can conclude that there is a stable interest in residential real estate in the central areas of major cities and the constant dynamics of the real estate market in Spain as a whole.
