According to an analysis by Italy's leading real estate technology innovation company, idealista, an increase of 3% in the number of apartments for sale was registered in the last quarter compared to the same period of the previous year. This increase in supply is a significant acceleration, especially considering that in the third quarter of 2022, supply fell by 11% year-on-year.

The increase in supply in cities

Seventy-three of Italy's main cities have seen an increase in supply in the real estate market. Among the cities contributing to this increase are Benevento (35%), Sondrio (34%) and Campobasso (31%). Other increases range from 29% in Vercelli to 1% in Messina,''Piacenza, Reggio Emilia and Trapani.

Growth in the largest urban markets

The largest urban markets show significant increases in Bologna (15%), Milan (+14%) and Palermo (11%), withRome (6%) and Turin (5%) also showing above average growth over the period. Small increases are noticed in other cities; no changes are observed in Potenza, Genoa, Reggio Calabria and Vicenza.

The decrease in supply in cities

On the other hand, a decrease in the supply of real estate is observed in 30 cities, with the most significant decreases recorded in Naples (-31%), Crotone (-25%), La Spezia (-22%) and Lodi (-20%). A further 26 cities also saw a decrease in supply, including Florence (-11%) and Venice (-10%).

Offer increase in''provinces

Analyzing the Italian provinces, there is a clear predominance of supply increases in 76 of the 106 regions considered, compared to the third quarter of 2022.

The highest increase is observed in Benevento (23%), followed by Bolzano, Trieste and Campobasso (all with an increase of 22%). Significant increases are also noticeable in Bologna and Palermo (16%), as well as inMilan (9%). Smaller increases are noted inRome (6%), Turin (3%) and Naples (1%).

Decrease in supply in the provinces

The provinces of Belluno, Novara, Treviso, Biella and Reggio Emilia remain unchanged. On the contrary, the most significant decrease in supply is observed in Lecco (-15%), Lodi, Crotone and Padua (all reduced by 13%). The rest of the reductions, not exceeding 10%,
