Real estate agents in Catalonia warn that the principles of the government decree regulating tourist housing are "ideological in nature and do not correspond to the economic and legal reality of the country." In their statement, they also note that "there is no guarantee that housing that ceases to be used for tourist purposes will be designated for long-term rental."
The text presented by the government stipulates that in 262 municipalities, there can be no more than 10 tourist apartments for every 100 residents: according to real estate agents, this will lead to the closure of 28,000 housing units in 47 municipalities over the next five years. "There are municipalities on the government's list, such as Alp, Begur, Cadaqués, Espot, Palafrugell, Pals, or Salou, where it is absurd to think that this decree will solve the problem," they say. "Given the legal instability we are in," they assert, "it is most likely that the majority of owners will choose to sell their properties, thereby excluding the segment of demand that currently does not have sufficient capital to buy and can only rent real estate.
In terms of income, they refer to the report from the Barcelona Tourist Apartment Association (Apartur).
According to which such housing creates 5,000 direct jobs, and each tourist apartment in Barcelona brings in about 3,000 euros in tax revenue to the city treasury each month. This amounts to a total of 342 million euros per year from a total of 9,500 tourist apartments in the Catalan capital.
