In November, rents in Italy fell 2.1% to €12.4 per square meter per month, according to an analysis by the research department of Italy's leading real estate portal idealista. Valle d'Aosta (-8.4%), Calabria (-5.2%) and Puglia (-4.7%) recorded the largest drops, followed by Liguria (-4.4%) and Abruzzo (-4%). The remaining 13 regions with price decreases range from -3.5% in Lazio to -0.2% in Piedmont.
The highest regional rents are found in Valle d'Aosta (18.9 euros per square meter), followed by Lombardy (17.5 euros per square meter), Tuscany (15.8 euros per square meter) and Trentino Alto Adige (14.4 euros per square meter). Above average rental prices are also seen in Emilia-Romagna (13.1 euros per square meter), while the other regions range from 12.3 euros in Lazio to 6.3 euros monthly in Molise, the most favorable area for Italian tenants.
Provinces
Parallel to the regions, the situation in the provinces is also negative, with falling prices in 73 out of 107 zones. The most significant decreases, exceeding 10%, were recorded in Latina (-16%), Grosseto (-13.6%), Fermo (-13%), Sassari (-11.1%) and Brindisi (-10.2%). At the same time, the most notable increases were registered in Oristano (8.2%), Sondrio (7%) and Bolzano (6.5%).
With regard to prices, the most expensive province is Lucca (26.6 euros per square meter), followed by Belluno (25.9 euros per square meter), Bolzano (21.5 euros per square meter) andMilan (21.2 euros per square meter). The most affordable provinces for rent are Enna (4.9 euros per square meter), Caltanissetta (5.2 euros per square meter) and Benevento (5.5 euros per square meter).
The situation at city level is mixed, with 39 capitals where rental prices are rising, 39 with a fall and 4 (Verona, Frosinone, Perugia and Pavia) remaining stable.

Among the main rental markets, Venice (2.4%), Naples and Palermo (both with a 1% increase) show a clear positive trend. Rome showed an almost stable performance with a slight increase of 0.1%. Milan (-1.8%) and Turin (-2%) showed decreases in rental prices.
Despite the decrease in November, Milan (22.5 euros per square meter) remains the most expensive city in Italy to rent, followed by Florence (19.9 euros per square meter), Venice (18.4 euros per square meter) and Bologna (17.3 euros per square meter). Caltanissetta (4.7 euros per square meter) remains the most affordable capital for rent, ahead of Vibo Valentia (5 euros per square meter) and Reggio Calabria (5.3 euros per square meter).

The idealista property price index is compiled by analyzing the proposed listings based on construction square meters published by advertisers on the platform. Abnormal ads and ads with inappropriate prices are excluded from the statistics. We include house type (villas) and exclude properties of any type that have seen little activity from users over time. Final data is generated using the median of all eligible ads in each market.
