Residential rentals with a reduced rate in October (-2.2%). Find out prices in your city

Calabria (-3.5%) and Valle d'Aosta (-2.3%). In the other macro-regions, the decrease in prices was less significant.

In terms of prices, the most expensive region to rent is Valle d'Aosta (20.6 euro/m2), followed by Lombardy (17.7 euro/m2), Tuscany (16.3 euro/m2), Trentino Alto Adige (14 euro/m2), Emilia Romagna (13.5 euro/m2) and Lazio (12.8 euro/m2). The remaining regions, with prices below the national average, range from 12.4 euros per square meter in Liguria to 6.3 euros per month in Molise, the most affordable region to rent in Italy.

In October, rental prices in the provinces also declined, with prices falling in 65 of the 105 monitored areas. The provinces with the largest declines are Brindisi (-17.4%), Latina (-13.7%), Ravenna and Fermo (-12.5%), Lucca (-11.7%), Crotone (-11%), Belluno (-10.8%) and''Massa Carrara (-10.2%). The other provinces showed different levels of decline, from 9.8% in Crotone to 0.1% in Cagliari.

Among the provinces, only Ferrara has not experienced any change in prices over the last month. On the contrary, the most significant price increases are observed in Trento (5.4%), Biella (5.3%), Bolzano (4.5%) and Rovigo (4.3%).

Lucca (27 euro/m2) is the most expensive province in Italy, followed by Belluno (26 euro/m2) and Grosseto (24.9 euro/m2). The province ofMilan is in fourth place with an average price of 21.6 euros per square meter, whileRome is in sixteenth place with an average of 13.6 euros per month. On the other hand, Enna (4.8 euro/m2), Caltanissetta (5.3 euro/m2) and Alessandria (5.6 euro/m2) are the most affordable provinces to rent.

In contrast to regional and''provincial trends, there are more regional capitals that are increasing (46) compared to those that are decreasing (34), with 3 cities maintaining stable prices in October (Novara, Rimini and Savona).

The most significant price increases occur in Monza (7%), Chieti (6%) and Florence (5.7%), while the most pronounced decreases are in Potenza (-5.4%), Campobasso (-5.2%) and Pesaro (-5.1%). Among the leading urban markets with price increases, in addition to Florence, are Genoa (3.6%), Naples (1.9%), Milan (1.4%) and Palermo (0.7%). Price decreases are noted in Turin (-0.1%), Bologna (-0.9%), Venice (-1.3%) and Rome (-1.5%).

Milan confirms its position as the most expensive city for renting, reaching a historical record with the introduction of the idealista index in 2012 - 22.9 euros per square''meter. Milan is followed by Florence with a price of 19.8 euros/m2, then Venice and Bologna with 18 euros/m2, while Rome ranks fifth with a monthly average price of 14.8 euros. On the other hand, Vibo Valentia is the most affordable city to rent with a price of 4.7 euros per month.

The idealista property price index is based on the supply of prices per built square meter published by advertisers on the platform. Changes in abnormal and inapplicable to the market prices are excluded from the statistics. We include house type (villas) and exclude any property types that have not received interaction from users for a long time. Final data is generated using the median of all valid listings in each market.
