The price of budget real estate by the sea is below1,000€/m².3 countries are attracting Serbians with affordable properties.
The interest of citizens of Serbia in buying real estate on the coast is growing every year. The most popular destinations are Montenegro, Greece, Albania.
Considering the demand, property prices in Greece have increased this year compared to last year, while in Montenegro, thanks to the "Russian boom," prices have remained high for many years.
At the moment, Thessaloniki ranks fifth among the most expensive areas in Greece for real estate purchases, while Halkidiki is fourth. The average property prices in Halkidiki are around 1,875 euros per square meter, while in Thessaloniki, including the popular Perea where Serbian tourists buy apartments, prices are 1,762 euros per square meter. However, there are also listings with attractive offers, such as a 60-square-meter apartment in Paralia with a sea view that can now be purchased for 89,000 euros. As the seller notes, the property is just 280 meters from the sea and features two large terraces, a living room with a kitchen, and two bedrooms.
The "cheapest" apartments are located in the Olympic region, in the area of Katerini, with prices starting from 1,500 to 1,600 euros and above. Secondary housing can be found for as low as 1,000 euros per square meter, but in small and underdeveloped settlements. The only areas with higher prices than in Halkidiki and Thessaloniki are Attica, the southern suburbs of Athens (3,261 euros per square meter), the northern suburbs of Athens (2,721 euros per square meter), the Cyclades with prices exceeding 3,000 euros per square meter, and the Ionian Islands, including Lefkada and Kefalonia, where the average price per square meter is 2,151 euros.
Albania. A furnished apartment in Golem, not far from the sea, costs about 44,500 euros for 63 square meters.
Montenegro. In Montenegro, apartment prices remain stable. However, if you want to buy a new one-bedroom apartment in Rafailovici with an area of 40 square meters, you will have to pay around 147,000 euros. Budva is more expensive; for example, a studio located 250 meters from the sea and measuring 22 square meters costs 75,000 euros. On the other hand, a 36-square-meter studio in a new complex in Bar can be found for 72,000 euros.
