Croatia and Montenegro dominate in real estate prices. Mansions in these countries cost several hundred thousand euros, and sometimes even over a million, depending on the location.

During our research, we noticed that for many places along the seaside, we need significantly less money than for similar housing in Belgrade. The newspaper "Blic" recommends Montenegro. Last year, property prices in Montenegro rose by 40 percent compared to the previous year. Among the most popular, yet also the most expensive places in this country are Budva and Tivat. Specifically in Budva, the price of a one-bedroom apartment can be around 64,000 euros, while a slightly larger two-bedroom apartment costs about 90,000 euros. As for luxury apartments in this city, the selection is very extensive, and the prices are serious. Prices for luxury apartments in Budva start at 100,000 euros and increase depending on the size and location of the specific property, with some apartments even reaching 500,000 euros.

As for Kotor, a recently renovated studio located in the Old Town is priced at 150,000 euros, with an area of 32 square meters. A one-bedroom apartment in Kotor, measuring 77 square meters, is for sale at 577,000 euros. Herceg Novi has slightly lower real estate prices compared to the previous two cities. Currently, the supply of small apartments and one-bedroom apartments is somewhat limited. For instance, the price of a one-bedroom apartment with an area of 47 square meters is 171,000 euros. A one-bedroom apartment in Bijela, measuring 42 square meters, can be purchased for 98,000 euros.

The Croatian coast has been considered one of the most expensive places for real estate for many years. One of the most popular and expensive locations is, of course, Pula, Dubrovnik, and Opatija. If you want to purchase property in these areas, you will have to spend a substantial amount of money. In Pula, the minimum amount you should allocate for real estate in this city ranges from 100,000 to 150,000 euros. For example, a 43-square-meter apartment in this city costs 150,000 euros. A larger apartment in the same location, measuring 59 square meters, costs 220,000 euros. Villas start at 625,000 euros and go up from there. Dubrovnik is another popular seaside destination in Croatia. Upon investigation, we found that prices in this city are much higher than in Pula. For instance, a 48-square-meter apartment in this city costs 210,000 euros. Meanwhile, one for sale in the heart of the Old Town is priced at 515,000 euros and has an area of 60 square meters. Larger apartments, just like on the Montenegrin coast, are very expensive, so a 115-square-meter apartment in Dubrovnik can cost 770,000 euros.

Opatija is another place frequented by tourists. The average price for a 50-square-meter apartment in this city is 185,000 euros. Larger properties, such as houses over 100 square meters, typically cost between 300,000 and over 400,000 euros. A 70-square-meter apartment in Opatija costs a whopping 400,000 euros.

In recent years, Greece has become the most popular destination among tourists from Serbia, and it is also considered one of the most affordable countries in terms of real estate prices. The price difference compared to Montenegro and Croatia is very noticeable. While exploring real estate prices in Halkidiki, we found significantly lower prices than, for example, in Budva. A 150 square meter house in Halkidiki costs 200,000 euros, while one can be found for as low as 60,000 euros with an area of 180 square meters. An apartment in the same location measuring 52 square meters is priced at 80,000 euros.

As for Athens, the situation is very similar. In the capital of Greece, prices for apartments of 50 square meters start from 70,000 to 90,000 euros. Meanwhile, more luxurious and slightly larger apartments of about 70 square meters can be found for around 135,000 euros. Apartments in Thessaloniki are also not the most expensive. A 60-square-meter apartment in this city can be purchased for 50,000 euros. However, luxury homes are quite pricey, with prices exceeding 300,000 euros for an area of about 285 square meters.

Turkey is also one of the places where prices are significantly more affordable compared to our region. A two-bedroom apartment with a private garden just 250 meters from the beach in Alanya can be purchased for 189,000 euros, according to one real estateagency's website. A furnished one-bedroom apartment in Bodrum with a sea view is priced at around 110,000 euros. In the same city, a two-story apartment in the Gülük area is offered for 188,000 euros. Most often, apartments are available for sale, so a spacious apartment in the suburbs of Antalya starts at 150,000 euros. In Alanya, such real estate is very advantageous, and you can find a good apartment of 62 square meters for 60,000 euros, and even for 40,000 euros, as stated in one listing.

Real estate on the Albanian coast of the Mediterranean is known for its low prices, and its popularity has increased after the pandemic. In the city of Vlorë, a 40-square-meter apartment costs 65,000 euros. A studio apartment near Lake Ohrid can be purchased for just 25,000 euros, while in Shengjin it costs 29,000 euros.

In one of the most popular tourist destinations, Saranda, an apartment with an area of 78 square meters is offered for 110,900 euros, while a larger apartment of 140 square meters is priced at 168,000 euros. As is the case everywhere, you can also find villas and seaside houses here, costing several hundred thousand euros.
