A property in the picturesque hills of northern Italy's Emilia-Romagna region is being sold for about $2 million.

The property, consisting of various buildings and part of a village, is set in a 14,000-square-meter park.

He explains that because of its historical and artistic value, the castle is under scrutiny by regional arts authorities, who have placed restrictions on radical structural changes, such as turning a bathroom into a bedroom or vice versa.

NOTE''Historical features add extra intrigue. A secret underground passage links the tower to the palace and was once used by guards fleeing enemy attacks. The passage is cool in summer and ice cold in winter. Giacopini says one American client who visited the property with him claimed his feet almost froze in his sneakers.

Blood and glory

The property includes an 18th-century palace. Serravalle is steeped in history. The fortress has been at the heart of territorial conflicts and battles against invaders and neighboring feudal domains for centuries. Before the unification of the Kingdom of Italy in 1861, the country was divided into many city states, or comuni, each fighting for''domination. In the 12th century the castle was bitterly disputed by Modena and Bologna because of its strategic military position. In those days, the castle was a small military microcosm that protected much of the land, farmers and tenants. The fortress, built on the ruins of an ancient Roman military watchtower called Verabulum, was conquered and destroyed by the Lombard tribes of the eighth century. After reconstruction, legend has it that the castle hosted Charlemagne on his journey toRome to be crowned emperor, accompanied by French troops, in the ninth century.

Although the location is quiet and peaceful, the property is not completely isolated. The village has some social bustle with 40 inhabitants, a painted church, a traditional tavern and''by the wine museum.
