Thanks to the idealista/data report on listings posted on idealista, the leading Italian real estate portal, it has been possible to rank the Italian cities that generate the highest number of inquiries (email contacts and shearing) per listing, and to identify the places where the average final sales price is the highest. Using this information, let's find out the most expensive and sought-after places to buy a house in Italy in 2023.

The most expensive places to buy a house in Italy

As in the previous quarter, the first place in the ranking of the most expensive places to buyreal estate in Italy is still Forte dei Marmi, where the average cost of residential property is 1.5 million euros. The composition of the rest of the pedestal is also unchanged from last year. In second place is Pietrasanta, a resort town in Versilia, with an average price of 585,741 euros, followed by Alassio in Liguria (471,682 euros). The common feature that unites the first three positions is a strong attraction and prestige at tourist level.

Slightly below the pedestal is one of the main Italian markets. In fourth place isMilan.

In the capital of Lombardy, the average final price of houses is an impressive 467,415 euros, followed by Venice (441,307 euros). Riccione (436,908 euros), Desenzano del Garda (432,663 euros), Camaiore (420,974 euros), Lerici (387,919 euros) and Florence (382,128 euros) round out the top 10. To findRome, we have to drop to 25th place, the average cost of buying real estate in the city is 299,304 euros. The most expensive municipality in southern Italy is Salerno, where the average cost to buy a house is 272,441 euros.

The report analyzes municipalities with an average price exceeding 875 euro/m2 and with more than 975 real estate offers for sale on the idealista portal (and more than 50 rental offers).

The most popular places to buyreal estate in Italy

In addition, idealista/data has developed an indicator that reflects the supply demand in each region of Italy for the residential segment. This indicator is based on the number of inquiries (email contacts and shering) received per listing.

According to the idealista/data report, the cities with the highest number of searches for house purchase requests are Bologna and Cagliari (both with an index of 3.3 contacts per published ad). They are followed by Trieste (2.9) andMilan and Naples (both 2.7). Rome (2.4) is located after Verona (2.5).
