Each year, more and more Serbian tourists choose Albania as a popular holiday destination. However, it turned out that the real surprise was the prices of real estate in this country, starting from700 euros and above. Another atypical destination that offers year-round holidays and affordable apartments is Trieste.

Property prices in Greece

According to the Spitogatos advertising platform, Halkidiki has become the fourth most expensive region in Greece for both buying property and renting. In the last quarter of2022, there was an8% increase in sales and a5% increase in average rental prices compared to the previous year. The average price per square meter in Halkidiki is1875 euros, an increase from1625 euros in2021. Thessaloniki, including the popular Perea, where Serbian tourists are buying apartments, ranks fifth with a price of1762 euros per square meter. The only regions with higher prices than Halkidiki and Thessaloniki are Attica, the southern suburbs of Athens (3261 euros per square meter), the northern suburbs of Athens (2721 euros per square meter), the Cyclades with over3000 euros per square meter, and the Ionian Islands, including Lefkada and Kefalonia, where the average price per square meter is2151 euros..

Real estate prices in Greece by region

Nikola Nedeljković from the company Grekom Development says that the most sought-after region in Greece is still the north, specifically three regions - Halkidiki, Thessaloniki, and the Olympus region. However, prices depend on the specific region of interest. - Of course, Halkidiki has seen the biggest increase in the last two years. The average price for new construction is2200 euros per square meter and higher. It also depends on the location within Hanioti, where a square meter costs three thousand euros, Nikiti -2800 euros, while old construction can be found for1400 euros per square meter - says Nedeljković. Thessaloniki is similar to Halkidiki, where property value, in addition to similar prices per square meter, also depends on the part of the city. - The suburbs of Thessaloniki - Perea, Agia Triada... In Bečići, a 71 square meter apartment costs "only" 292,500 euros. The left bank from Bar to Ulcinj is somewhat more affordable and advantageous, with prices per square meter ranging from 2,100 euros in Dobre Vode to an average of 1,800 euros per square meter in Ulcinj. A 47 square meter apartment in Ulcinj can be found for 73,000 euros.

Real estate prices in Albania

Since 2020, when many tourists from our region discovered Albania as an ideal vacation spot, more and more citizens are buying real estate in this country. The most popular cities for purchasing apartments are Durrës in northern Albania, Vlorë, and Saranda. Interestingly, the prices in all three resort cities differ significantly. Prices in Durrës are lower, starting at 700 euros per square meter, while prices in Saranda range from 1000 to 1500 euros in the city center. As for Vlorë, prices in the city center start from 900 to 1100 euros per square meter. In the popular resort village of Dhërmi, near Vlorë, prices range from 1100 to 2500 euros per square meter. Fiona Jeličić from the portal Albanija.rs notes that there is also a rise in real estate prices in Albania, and if a year ago you could find an apartment in Durrës for 400 euros per square meter, today it costs 800 euros in the city center and 700 euros in the resort area.

Real estate prices in Trieste

Trieste was once a popular shopping destination for Yugoslavs. Today, it is attracting people from this region again, but not for cheap clothes and shoes, rather for real estate. A fact that best illustrates the increase in the number of Serbian citizens in Trieste is that the airline AirSerbia is launching flights from Belgrade to this Italian city starting June 3. According to data from the Italian tax office, as cited by BBC in Serbian, around four thousand Serbian citizens currently reside in Trieste, with 18 thousand registered in the wider area. For example, on the popular real estate website in Italy, Immobiliare.it, there is an apartment of 59 square meters in the Bayamonti-Valmaura area of Trieste for sale at 54,000 euros. In the trendy San Giovanni area, a 43-square-meter apartment costs 57,000 euros, while in the same area, a 49-square-meter apartment can be found for 52,000 euros, which is just over 1,000 euros per square meter. Older buildings in Trieste are even more affordable, and even in the city center, prices can be as low as 850 euros per square meter. It’s no surprise that the estimated value of a 71-square-meter apartment is already 62,250 euros. The process of buying real estate in Italy is slightly different. For instance, agencies in Italy often require buyers to submit a written offer to purchase the property and make a deposit. Therefore, many who have gone through this process recommend hiring a lawyer or private consultant to avoid any "lost in translation" issues. Once an agreement is reached with the agency, the lawyer's duty is to draft a preliminary contract, also known as Compromesso. This does not mean the transfer of ownership, but it contains all the details of the sale, and the seller is given time to gather all necessary documentation before the sale date. The buyer, even if from Serbia, must have an Italian tax number and visit a notary who will certify the deposit mentioned in the preliminary contract. After the Compromesso is signed, the notary prepares the final contract, and when it is signed, the buyer must pay the remaining amount specified in the contract, as well as all other fees and taxes.
