As in previous years, Croatia is leading the way in real estate prices, as confirmed by new Eurostat data showing that apartment prices in the country have risen by 17.3 percent.

Who hasn't at least once thought about how nice it would be to have their own place on the seaside? And while the demand for apartments in Greece is on the rise, the question arises - how much does it cost to have your own place near the beach? Even though inflation is hitting the real estate market, there are places where you can find apartments at reasonable prices, such as in Albania.

In Golem, near the sea, a furnished apartment costs about 44,500 euros for 63 square meters. You can also find hotel rooms of 50 square meters at a price of 35,000 euros, furnished. An apartment in Shengjin, 90 meters from the sea, costs 51,500 euros but is not equipped. An apartment near Mango Beach in Sarandi costs 58,000 euros for 65 square meters, while a one-bedroom apartment of 48 square meters in Orikum near Valona costs 48,000 euros. In general, those who plan to buy an apartment on the coast in this country can buy it for 1000 euros per square meter.

As in previous years, Croatia is leading the way in real estate prices, as confirmed by new data from Eurostat indicating that apartment prices in this country have increased by 17.3 percent. A furnished apartment near the beach in Stignan near Pula, with an area of about 65 square meters, costs about 210,000 euros. On the other hand, a penthouse of 82 square meters with sea view in Crikvenica costs 390,000 euros. A two-bedroom apartment overlooking the sea in Makarska with an area of just under 100 square meters costs 285,000 euros and is a 15-minute walk from the beach. In Opatija, a large apartment of 280 square meters with sea view costs as much as 798,000 euros. Thus, we can say that an apartment by the sea in Croatia is impossible to find for less than 3000 euros per square meter.

In Montenegro, apartment prices are also high, and owners mostly rent them for a year.

However, if you want a new studio apartment in Rafailovici, 40 square meters, it will cost you about 147,000 euros. Budva is much more expensive, so a 22 square meter hotel room 250 meters from the sea costs 75,000 euros. On the other hand, a hotel room of 36 square meters in a new complex in Bar can be found at a price of 72,000 euros. A studio apartment in Sutomore costs 98,300 euros for 52 square meters. The mentioned property is located 250 meters from the sea. These figures suggest that enjoying a sea view in Montenegro is not cheap, and it is required to allocate a significant amount of money, even if you plan to buy a very small hotel room.

Neum is a small town and the only one in this country that faces the sea. Accordingly, real estate here is smaller, therefore more expensive. Thus, an apartment of 37 square meters costs about 62,000 euros. A one-bedroom apartment of 56 square meters costs 121,200 euros. In this town, houses are more often sold, and thus, a house of 160 square meters close to the sea costs 665,000 euros.

At the end of the day, when buying real estate at the sea, the most affordable option would be Albania. Unless you want to go a little further - to Greece.
