Rental, pictures of the real estate market in Italy in 2023 - News from Immobiliare.it
Data from the December 2023 report of monthly watchdog Immobiliare.it Insights shows that demand, supply and the average price of rental properties are rising almost everywhere in Italy.
Milan continues to be the most expensive city to rent a home, while the most affordable are Potenza and Campobasso. The average price in Florence and Catanzaro is also increasing.
The strong increase in demand is in the central regions, but supply in the same areas is slowing down. Overall, housing demand increased by 21.8%, while sales demand decreased by 3.8% nationally.
Major cities and smaller urban centers witnessed increased demand, 31.7% and 14.8%, respectively. Growth prevails in industrial cities, such as Florence (78.6%), Rome (69.8%), Naples (65.3%), Trento (67.5%) and Ancona (46.0%), whileMilan (0.7%), Catanzaro (5.7%) and Genoa (1.6%) experience a slight decline.
The housing supply is also diverse across the country. For example, in the Northeast region, supply increased by 18.9%, while in the Central region it decreased by 18%.
When it comes to average price, it increased in all macro-regions.

In December 2023, the average price per square meter in Italy is 12.4 euros. Great cities experience larger price increases than smaller cities. The average price is 16.4 euros per square meter in large cities, and 9.7 euros per square meter in small towns. The most expensive cities areMilan (22.3 euros per square meter), Florence (19.9 euros per square meter) and Bologna (17.3 euros per square meter). The least expensive cities are Potenza and Campobasso (6.7 euros per square meter).
