The renovation of the Carrisbrook house in Ballsbridge will begin.

A new office building called "One Pembroke" will be constructed at the intersection of Pembroke and Northumberland Streets in Ballsbridge, Dublin 4, replacing the long-vacant Carrisbrook House, which housed the Israeli embassy. The current Carrisbrook House building spans 30,000 square feet of office space over eight floors and will be replaced by the new One Pembroke building, offering 100,000 square feet of LEED-Platinum space with the capacity to accommodate 650 employees across 10 floors. The ground floor will feature a café overlooking Pembroke Street, and tenants will have access to terraces and viewing platforms on the upper levels of the building with views of Dublin city and its surroundings.

Project development

The project is being led by Gresham HouseReal Estate, with former Treasury Holdings CEO John Bruder at the helm. The company has assembled a design and construction team that includes RKD (architects), John Spain & Associates (planning consultants), Barrett Mahony (building engineers), Homan O’Brien (electromechanical engineers), and HWBC/Knight Frank (leasing agents).

Around 150 staff members from the construction and design team will be involved in the project once the renovation begins.

Purchase and owners

The new One Pembroke office complex has been acquired by Gresham House from Colony Capital and U+I in partnership with Orion Capital Managers for approximately €29 million in 2021. The property came to them after competition from several companies including US-based Hines Real Estate, Johnny Ronan's Ronan Group Real Estate, Pat Crean's Marlet Property Group, David Kinnan's KC Capital and international real estatedeveloper Osborne + Co.

Future plans

The demolition of Carrisbrook House will begin in the coming weeks and will coincide with the demolition of the former Jurys hotel across the street, to make way for the construction of a new U.S. embassy. John Bruder, the director of real estate at Gresham House, noted: "In recent years, there has been a lull in new commercial construction in Dublin, and we are confident that there will be strong demand for new office space upon the project's completion at the end of 2026 or early 2027."
