In the second half of 2023, rents in Italy rose by an average of 10 percent, and in 9 percent of cases, property listings remained online for only 24 hours. To analyze the current situation and explore the different markets in more detail, idealista/data has scrutinized the most expensive and popular places in Italy for rentals in the second quarter of 2023. Let's find out what the report shows.

The study examined in detail the listings posted on the Italian real estate market leader, the idealista portal. The report looked at the data available for municipalities that have real estate listings with prices above 875 euros per square meter on average, and where there is a stock of over 975 listings for sale on idealista (as well as over 50 for rent).

Thanks to this analysis, it was possible to rank the 100 municipalities that generated the most interest (email contacts and promotions) per ad, as well as where the highest average rents are. Let's find out what picture emerged.

The most expensive places to rent a home

The most expensive municipality in Italy for those looking for a place to rent is the same as the most expensive for buying a home (as in the previous quarter) - Forte dei Marmi, where the average rental price for residential purposes is 5,896 euros per month, with an increase compared to the previous quarter. The high demand makes this location in the Versilia region exceptional and with a strong tourist orientation.

In second place we find another resort in the province of Lucca, Pietrasanta (average monthly payment of 4051 euros), and in third place Riccione (3532 euros per month).

As it is easy to see, the first three places of this ranking are occupied by places with a strong influence and tourist potential, which inevitably has an impact on the rental market.

Outside the pedestal, after Cervia (2395 euros per month), we find Fiumicino (on the outskirts ofRome) and Camaiore. Also in the top 10 are Desenzano del Garda, Pesaro, Anzio (also in the province ofRome) and Florence.

To findMilan, you'll have to scroll down the ranking to 12th place, where the average demand is 1,559 euros per month for rental listings on idealista. Rome, on the other hand, ranks 21st (1,241 euros per month). The most expensive municipality in southern Italy is Olbia, where the average person spends 1,496 euros per month on rentals.

The most popular places to rent a home

In addition, idealista/data have created an indicator summarizing the supply-demand pressure in each regional rental housing market in Italy. The indicator is based on the number of contacts (emails and shares) received per listing.

According to the relative demand ranking compiled by idealista/data, the greatest demand for rental housing in the second quarter of 2023 is concentrated in the city of Forlì, which receives an average of 42.4 contacts per listing. The full scaffolding of the ranking of the most popular municipalities is occupied by Reggio Emilia and Cesena (39.7), all in the Emilia-Romagna region.

The top 10 most popular municipalities for those looking to rent housing include Verona (36.3), Prato (32.8), Mestre (32.1), Brescia (29.3), Padua (28.5), Vigevano (28.3), and Parma (26.5).
