The new "Market Appeal Index," developed by Immobiliare.it Insights, a company of the Immobiliare.it group, has ranked the most attractive cities in Italy, assessing the appeal of various Italian capitals in the real estate market. Milan dominates the new "Market Appeal Index" developed by Immobiliare.it Insights, a company specializing in big data and market information in the real estate sector. They have created an index that for the first time allows for the assessment of the attractiveness of the real estate market in Italy in 2024. However, it is worth finding out whether it is more advantageous to choose a fixed or variable interest rate for a mortgage.

This is an index that expresses the attractiveness of the real estate market on a scale from 1 to 100 by evaluating the volume of listings, search queries, and contacts received from advertisements, ranking all provincial capitals from the most attractive to the least attractive market.

“We decided to implement a new index that, thanks to the exclusive data from our portal and the work of our data analysts, will provide a comprehensive picture of the real estate market attractiveness for each individual capital in Italy, allowing for easy and direct comparisons,” comments Antonio Intini, Business Development Director at Immobiliare.it.

“Our ongoing efforts are focused on providing all our stakeholders with new tools that, thanks to the company’s significant investments in advanced data collection and processing technologies, will allow for a precise and comprehensive understanding of the real estate market in our country,” concludes Intini.

As for the main cities of the peninsula, which have a more active and larger real estate market, Milan remains the most attractive city with a maximum score of 100/100. It is the main economic center of the country and offers many opportunities for study and work.

Rome takes second place with a score of 83.3. Turin and Bologna are tied for third place with the same score of 75. Bari, the first city in Southern Italy and one of the fastest-growing, ranks fifth with a score of 58.3.

Verona and Genoa occupy the sixth and seventh places respectively, scoring 52.8 points. At the bottom of the ranking, after Venice (38.9), are Naples (33.3), Catania (27.8), and Palermo (27.8). Florence rounds out the table with 25 points.

Immobiliare.it also compiled another ranking that takes into account provincial capitals with smaller sizes and lower market supply volumes. Notably, the top spots in this ranking are held by two cities in Lombardy, Bergamo and Monza, both scoring 97 points, as well as an important center in Northern Italy, Padua, with 96 points.

Venice successfully represents Veneto and ranks fourth with a score of 89.3, followed by Reggio nell'Emilia (87) and Vicenza (87). The remaining positions are held by cities in Lombardy - Como (86.3), Mantua (85.7), Varese (83), and Pavia (82.7).

To find a city in southern Italy, you need to go down to the 21st position, which is held by Caserta with a score of 75.7. At the bottom of the ranking are Crotone (6.3) and the two capitals of Sardinia: Carbonia (4.7) and Nuoro (2).
