As in the past two springs, the residents of our city continue to show great interest in purchasing real estate by the sea this year. This trend is fully justified, considering that properties along the coastline are often cheaper than in Belgrade. Our compatriots are particularly interested in real estate in Greece and Turkey. For example, a two-room apartment with an area of 50 square meters in Halkidiki will cost you less than a one-room apartment in our capital, specifically 38,000 euros. On the other hand, Croatia and Montenegro dominate in terms of prices. Real estate in these countries costs several hundred thousand euros, and sometimes even over a million, which is necessary to spend on a good location.
Montenegro
Last year, property prices in Montenegro increased by 40 percent compared to the previous year. Among the most popular, yet also the most expensive places in the country are Budva and Tivat. Specifically in Budva, a one-bedroom apartment can be found for 50,000 euros, while prices for one-bedroom apartments reach up to 64,000 euros, and the price for a larger two-bedroom apartment is around 90,000 euros. As for luxury apartments in this city, the selection is quite rich, and the prices are serious. An apartment of 68 square meters in the center of Budva costs a whopping 240,000 euros. A one-bedroom apartment of 23 square meters can be found for 56,000 euros. And when it comes to larger and more luxurious apartments, their prices can even reach 300,000 euros. A two-bedroom apartment in Budva costs exactly 199,000 euros. Regarding Kotor, as stated in the listing, the price of a 63 square meter apartment is 170,000 euros, located in Dobrota. Additionally, a three-bedroom apartment of 116 square meters is for sale at a price of 400,000 euros, plus a garage of 16 square meters. The apartment has two bathrooms and two terraces. Herceg Novi has slightly lower property prices compared to the previous two cities. Currently, the supply of small apartments, that is, studios and one-bedroom apartments, is somewhat weakened. Thus, the price of a one-bedroom apartment of 40 square meters is 46,500 euros. A two-bedroom apartment in Igalo of 65 square meters can be found for 93,000 euros. A one-bedroom apartment in Bijela of 42 square meters can be found for 98,000 euros.

The Croatian coast has been one of the most expensive places for real estate for many years. Some of the most popular and expensive locations are, of course, Pula, Dubrovnik, and Opatija. If you want to buy property in these areas, you will have to spend a significant amount of money. In Pula, the minimum amount you need to spend on real estate in this city ranges from 100,000 to 150,000 euros. For example, a 45-square-meter apartment in this city costs 164,000 euros. A larger apartment in the same location, measuring 55 square meters, costs 220,000 euros, while villas start at 625,000 euros and above. Dubrovnik is another popular seaside destination in Croatia. Upon researching, we found that prices in this city are much higher than in Pula. For instance, a 48-square-meter apartment in this city costs 210,000 euros, while one in the heart of the Old Town is priced at 515,000 euros and has an area of 60 square meters. Larger apartments in Dubrovnik, similar to those on the Montenegrin coast, are very expensive, with a 75-square-meter apartment costing 299,000 euros. Opatija also has apartments available.

In recent years, Greece has become the most popular destination for tourists from Serbia, and it is also considered one of the most affordable countries in terms of real estate prices. The price difference compared to Montenegro and Croatia is very noticeable. While studying real estate prices in Halkidiki, we came across much lower prices compared to, for example, Budva. According to current listings, the price of a 50 square meter apartment in Halkidiki is 38,000 euros. The price for larger apartments and houses in Halkidiki, around 150 square meters, is 200,000 euros, while one can even be found for 60,000 euros with an area of 180 square meters. An apartment in the same location measuring 52 square meters costs 80,000 euros. As for Athens, the situation is very similar. In the capital of Greece, prices for 50 square meter apartments range from 70,000 to 90,000 euros. Meanwhile, more luxurious and larger apartments of about 70 square meters can be found for 135,000 euros. In the village of Polygyros, which belongs to Halkidiki, a 60 square meter apartment can be found for 35,000 euros. Additionally, larger apartments of 70 square meters can be found nearby for 70,000 euros, which is very affordable compared to prices in our region.
Turkey
Turkey is also one of the countries where prices are much more affordable compared to our region. A one-bedroom apartment in Alanya with an area of 50 square meters can be purchased for 215,000 euros, according to one real estateagency website, but that is for a penthouse. A furnished one-bedroom apartment in Alanya with a sea view, measuring 60 square meters, can be found for 137,000 euros. In the Gülük area, a two-story apartment is offered for 188,000 euros. Mostly, apartments are for sale, so a spacious apartment in the suburbs of Antalya is priced from 150,000 euros. In Alanya, prices for such real estate are very attractive, and you can find a decent apartment of 62 square meters for 60,000 euros, and even for 40,000 euros, as stated in one listing.
How to buyreal estate in Turkey? According to the law from 2012, citizens from more than 120 countries are allowed to purchase property in Turkey, and all you need to get started is a passport. As for additional expenses, they include the cost of appraisal, preparation of the ownership list, permits for using the property, annual tax, connection fees for water and electricity, as well as maintenance costs. The annual tax is about 0.3 percent of the total assessed value of the apartment. Regarding monthly maintenance expenses for the building, this depends on the "associated facilities in the complex." They can range from 50 to 60 euros.
Albania
Real estate on the Albanian coast of the Mediterranean is known for its low prices, and its popularity has increased after the pandemic. For example, a two-room apartment in Durrës with an area of 52 square meters can be found for 42,000 euros. A slightly larger one in the same location, with an area of 63 square meters, costs 44,000 euros. A studio in Golem with an area of 40 square meters is priced at 35,000 euros. In one of the most popular tourist destinations, Saranda, a 78-square-meter apartment is offered for 110,900 euros, while a larger apartment of 140 square meters is available for 168,000 euros. As everywhere, there are also villas and houses by the sea, with prices reaching several hundred thousand euros.

In Trieste, one-bedroom and two-bedroom apartments are available for sale, with sizes up to 50 square meters. The view from the window of this Italian city is usually facing the sea. As for the prices per square meter in Trieste, according to local real estate agencies, they range from 1250 to 3950 euros. The prices per square meter in Trieste mainly depend on the amenities of the property, whether it is a new building or a renovated old one, as well as its distance from the shore.
How to buy an apartment in Italy? Real estate agencies in Italy often require buyers to submit a written offer to purchase the property and frequently ask for a deposit to ensure your commitment to the purchase. The internet also recommends hiring a lawyer or legal consultant to simplify the entire process.
