How much to buy a house in Italy: prices in May 2023.

Home prices are not falling despite inflation and increasingly difficult access to mortgages. According to Immobiliare.it Insights monthly observation, the cost of buying a home in May 2023 was higher than in the previous month, especially in major cities and northern Italy, which are also attracting the attention of buyers.

While national figures show a 0.3% increase in costs compared to April, reaching 2,118 euros per square meter, different regions of the country have seen fluctuations and different costs. Prices are especially rising in the north. The Northeast and Northwest recorded the largest price increases in the last month. In these two regions, compared to April, an increase of 0.5% was recorded, with values reaching €2,159 and €2,242 per square meter respectively. Not far behind in this ranking are two islands with an increase of 0.4%, resulting in an average price of €1,322 per square meter. Slightly higher than this figure was Southern Italy (€1,553 per square meter) with a monthly variation of +0.3%. The only region that has seen a decrease in prices is the Center. Here, with a monthly drop of 0.1%, the average house price in May 2023 was €2,418 per square meter.

Dividing Italian cities into large cities (with more than 250,000 inhabitants) and small cities (with less than 250,000 inhabitants), it can be seen that the former are growing faster than the latter, especially in terms of prices. In fact, major cities saw a 0.6% increase in average seller bids in May 2023 compared to April, with the average price rising to €3,218 per square meter. In smaller cities, growth is more moderate at 0.2% per month and the average cost was €1,785 per square meter.

Rating of the most expensive cities. The following is a ranking of the 40 most expensive cities in Italy in May 2023, but first let's focus on the first ten. The podium is certainly no surprise: Milan leads with an average cost per square meter in the city of 5,221 euros. It is followed by Bolzano with an average cost of €4,768 per square meter and Florence with an average cost of €4,091 per square meter. Bologna has finally overtakenRome: in this university city average prices for sale are about 3,356 euros per square meter, while in the capital "enough" 3,341 euros per square meter. Also in the top 10 are Venice and Trento with an average price of a little over 3,000 euros per square meter, followed by Siena, where an average of 2,991 euros was requested in May 2023. The top ten most expensive cities are Naples with an average cost of 2,726 euros per square meter and Rimini, which requires 2,725 euros per square meter.
