What sector do you work in and for how long?

We mainly work in Marseille with prime residential properties, rental investments and initial acquisitions in the central, southern and eastern districts. In addition, at the request of our clients, we carry out transactions in the entire Bouches-du-Rhône department, including Aix-en-Provence, west of the Var, Luberon and the Alpilles. For secondary housing, we realize projects in the Southern Alps, around Barcelonnetta, Pra Lupa and in the Queyras Park.

How is the Marseille real estate market doing?

We have entered a controversial new period. Real estate has never been more attractive. It is a refuge for everyone due to the current uncertainties, be it economic, social, employment-related, retirement, etc. This desire applies to all segments of the population, even the very young. 60% of young people aged between 18 and 34 want to become owners as soon as possible. In the 1st arrondissement of Marseille, 97% of properties are apartments. Studios and one-bedroom apartments make up 51% of the supply. The post-quid period has seen catching up in all of France during the pandemic. In Marseille and in general in the south of the country, this catch-up has been delayed. In 2023, we continue to enjoy it.

Interest in the city of Marseille continues and intensifies. This is due to the development of the metropolis, its infrastructure, major construction projects, the ring road, the extension of the streetcar network, the development of the metro, the Marseille bike plan, urban renewal, the creation of bike lanes everywhere, etc. Marseille has received a series of highlights including the FIFA World Cup in 1998, the European Capital of Culture in 2013 and the Rugby World Cup in 2023.

The city is preparing for the Olympic and Paralympic Games in Paris in 2024.

The French real estate market is facing a drop in sales, which is also seen in Marseille (-15% to -20% in 2023). The difference between Marseille and the rest of France lies in prices. In the rest of France, prices have fallen slightly. In Marseille, we rather see a slowdown in growth. In 2022, price increases were of the order of 7-10%, in 2023 they range from +3% to +5%. In the city, supply is starting to increase and demand is decreasing. As of September 1, 2023, the number of properties offered for sale exceeds 2022 by 13.6%.

Can you introduce your real estate agency?

I founded my agency in 2007. It is celebrating its 16th anniversary in 2023. The agency has a special position. We specialize in transactions, sales, search, buying and expertise. We are recognized for our professionalism, our closeness to our clients, responding to their life projects and the quality of advice we can give. What makes our agency special is that from the very beginning we have combined two aspects. The first is a premium location in Marseille, in the heart of rue Grignan. The second is a strong online presence. Our real estate agency was one of the first "figital" agencies in France.
