Bologna has surpassed Rome in terms of real estate sales price

This is the 2023 data revealed in a study by Immobiliare.it Insight, a company specializing in big data and marketing intelligence for real estate.

Ranking of Italian cities by housing costs:

  • Bologna is in third place, also ahead of Rome.
  • The cost of real estate in the city is 3,380 euros per square meter, compared to 3,331 euros per square meter in Rome, which is explained by the fact that while prices in the capital are virtually unchanged compared to last year, in Bologna they increased by 5.7%.
  • The exponential growth has brought this regional center of Emilia-Romagna well above the average price per square meter in Italy, which in 2023 is 2,151 euros, up 2.6%.

According to the study, Bologna ranks third in the ranking of the highest real estate prices:

  • Ahead of only Milan, the most expensive city in the country with a price of 5,289 euros/sqm and Florence, which exceeded the 4,000 euros/sqm mark.
  • The leader in real estate value over the past year was Trieste (€2,079/sqm) with an approximate 8% increase.
  • In the North-Central part of the country, prices remained virtually unchanged (2,430 euros/sq.m), while in the North-East they increased by 5.3% (2,430 euros/sq.m). All regional centers do show a positive trend, with the exception of Turin, which declined by 0.3% in 12 months to €1,887/sq.m.

RENTAL:

  • Rent prices in Italy also increased, rising by 6.3% over the year to an average of €12.4 per square meter at the end of 2023.
  • In this case, the Northwest is the most expensive region (€13.4/sqm) and also showed the largest growth over 12 months (+8.8%).
