The real estate prices are now unrealistic, the offers are becoming more and more, while the demand is decreasing. Therefore, experts predict a significant drop in real estate prices next year. Real estate is becoming increasingly unaffordable for a large number of citizens, especially young ones. The reasons for this are unrealistic prices, high interest rates, increasingly difficult and strict conditions for obtaining credit, as well as the demand from foreign citizens (diaspora) for real estate in our country.

According to experts, prices cannot rise forever. The market moves in cycles that last about seven to eight years, and sooner or later there must be a decline for the market to continue''function. According to some reports, almost half of the demand for real estate is from the diaspora, but it seems to be gradually declining as well. Sellers are still holding prices, and this is evident in the price per square meter, which remains unchanged, and it will take at least six months for it to visibly drop.

There are tens of thousands of empty apartments in Bosnia and Herzegovina, especially in the big cities (Sarajevo, Banja Luka, Mostar, Zenica, Tuzla...).

That is why we hear more and more often about a possible bursting of the property bubble. Many properties have been listing for years, unsuccessfully trying to find a new owner. This clearly indicates liquidity problems with the property. The number of real estate purchase contracts has also decreased in Serbia, and they are 15.9 percent less compared to last year.

Thereby, real estate buyers are becoming fewer and fewer, experts in the field say, and, accordingly, the decline in prices per square meter in 2024 is almost inevitable.
