Rent property in Tbilisi

The price range in Tbilisi depends on property type (apartment/villa) and season. The catalogue cards show the minimum rate and range for the region; peak seasons (summer, winter holidays) push short-term rates up by 1.5–2×.

Choice depends on goals: work and business — cities with international companies and airports; holidays and sea — coastal cities; quiet life — small towns with good infrastructure. The catalogue shows the distribution of listings by city.

Some owners are open to tenants with pets, but usually require an extra deposit and sometimes a separate cleaning fee. Check during the search — we mark "pet-friendly" in property cards.

An apartment is cheaper, closer to infrastructure and fits 1–2 people. A villa offers privacy, pool and space for family/groups, but comes with higher rent and utilities. For short-term group trips, villas are often better value.

Passport, proof of income or funds to cover rent, in some regions — registration in the local tenant database. The contract is either a standard form or the owner's form — both are legitimate.

Main options: SWIFT bank transfer, electronic payment systems, cryptocurrency (in some regions). Clarify at booking — owners are usually ready to accept whichever format works for the tenant.

Short-term rentals usually include everything (electricity, water, internet). For long-term rentals it depends on the contract: utilities are often billed separately via meters. Budget 50–200 EUR/month for utilities depending on property size.

In most countries a rental contract alone does not grant residence, but it is a mandatory attachment when applying for work, study, investment or D-visa based residence. A notarised 6–12 month contract is typically required.
